Term insurance used for mortgage protection serves a straightforward purpose: it ensures that if the policyholder dies during the mortgage term, the outstanding home loan balance can be paid off rather than becoming a burden on surviving family members.

A mortgage is typically one of the largest financial obligations a household carries, often spanning fifteen to thirty years. If the primary income earner or a co-borrower dies unexpectedly, the surviving family could face the prospect of losing the home through foreclosure if they can't keep up with payments. A term life policy timed to match the mortgage length provides a death benefit that can be used to pay off or substantially reduce that remaining balance, letting the family stay in the home without the added financial strain.

Some lenders offer a related product called mortgage protection insurance or decreasing term assurance, where the payout amount declines over time roughly in line with the shrinking loan balance, since that's usually cheaper than a level term policy with a constant payout. Independent term life insurance, by contrast, pays a fixed death benefit and gives the beneficiary flexibility to use the money for the mortgage or anything else, such as other debts or living expenses, rather than being tied specifically to the loan. Many financial advisors prefer standalone term life for this flexibility, though mortgage-specific policies can sometimes be simpler to obtain.

Life insurance broadly refers to a contract where an insurer pays a death benefit to named beneficiaries when the insured person dies, in exchange for premium payments. It comes in two major families: term life, which covers a set period like ten, twenty, or thirty years and has no cash value, and permanent life insurance, such as whole life or universal life, which covers you for your entire lifetime and typically builds cash value over time.

Living benefits, sometimes called accelerated death benefit riders, are a feature increasingly attached to both term and permanent policies that let you access a portion of your death benefit while you're still alive if you're diagnosed with a qualifying condition, such as a terminal, chronic, or critical illness.

Final expense insurance, sometimes called burial insurance, is a specific type of small whole life policy designed to cover end-of-life costs like funeral services, burial or cremation, and outstanding medical bills, and is popular with older applicants who want simplified underwriting.

Together, these three concepts often come up when comparing options at different life stages: term or permanent life insurance for broad financial protection, living benefits as a safety net for major health events, and final expense policies for covering funeral and end-of-life costs.
